SELLING A HOME

My service model is to give my clients the best possible service without paying a maximum fee. Not only do I bring years of experience
and direct involvement in over 100 transactions, I will be able to provide a cheaper alternative than a full 6% commission. No matter
what sale method your sale will be, all the following services are included when I list a property:
- A professionally designed brochure both inside the property and outside on the sign with professional photos
- Property advertised in the local paper for an open house when it is open
- Directional “For Sale Signs” on weekends when not open and Open House arrows and balloons for open houses.
- The use of CSS (www.showings.com) to provide a professional alternative to scheduling showings of your home, as well as
emailed feedback and comments from showings.
- Email Realtor “Just Listed/Open House emails” to local agent offices to get other agents aware of your property.
- A spotlight position for your home in the Multiple Listing Service, allowing your listing to appear in ALL Real Estate websites
connected to MLS.
Selling Alternatives
Selling your home and purchasing another
If I am the listing agent on for your property and you purchase another with me as your buyer’s agent, my listing fee is only 3% *. This
is to pay a buyer’s agent and to cover minimal costs to me in the sale of your home. There are no other fees that will be paid by you in
the transactions involving realtors. *If purchase price is equal or higher to the sales price of your home.
Selling your current property in a normal sale
If you do not intend to purchase another home, my listing fee is 4.75%, 2.5% goes to the buyer’s agent. If we agree to a list price and
the home does not get a contract within 75 days, I will reduce my commission by a $1,000 to offer as a buyer’s agent bonus for an
acceptable contract.
The short sale of your home
Unfortunately, in these rocky economic times, you may owe on your house more than the sale will net you mortgage company. In this
situation, you need an agent with experience in dealing with banks and protecting your interests. I have experience in dealing with
short sales with multiple banks, both national and local. I know what banks expect and how to handle the process with as little strain
as possible. Best of all, I offer this service at NO cost to list and sell your home. The realtor commissions are negotiated with who
owns your mortgage, and I charge NO additional fees to you as the seller, while still guaranteeing your buyer’s agent 2.5%. In addition
to my help, I have attorneys that help me where needed with a short sale, still at no cost to you the buyer.
